Here are a few frequently asked questions that may answer any queries you have. Please get in touch if there is something else you would like to ask us.
How do I arrange a viewing?
To get in touch, refer to contact page.
Why do I need to pay a reservation fee?
The reservation fee becomes part of the payment you will have made for your house when you legally complete. If you change your mind and decide not to buy the house, then depending how far into the process we are, reasonable costs will be deducted and the remainder will be refunded to you. Please note that in some cases this could be the whole amount.
What does Exchange of Contracts mean?
Exchange of contracts is the point at which we are both legally bound, you to buy the home and we to complete it and hand it over to you.
What does legal completion mean?
This is the date that your solicitors complete all the legal work and transfer your payment for the house to our solicitors. It is the day you become the legal owners of your new home!
Why does it take so long to exchange contracts?
Usually this process takes between 4 – 6 weeks and it takes so long, as this is when all the legal and financial aspects of your purchase are being done. Every aspect of your legal purchase is being checked for you.
What does Notice to Complete mean?
Sometimes when you a buy a new home you will need to exchange contracts before it is actually built. When this is the case, you will be given an anticipated date of completion and a “longstop date” the anticipated date is our best estimate of the date you will move in even though the house is still being built. The long stop date, is the very last date, we, as the builder have to finish the home before you may cancel the agreement and your purchase. NOTICE TO COMPLETE is a way that we will formally confirm your move in date and is usually 7-10 days after the house is completely finished.
