‘Understand the potential of your property’, says Fairgrove

East Midlands, [31 Jan 07] Following a year that saw Fairgrove Homes’ sales soar by more than 50%, the East Midlands-based firm is once again looking for land on which to build a variety of homes to meet the needs of families and professionals in the region.

“2006 was an extremely successful year for the company, proving that the East Midlands is a fantastic place to set up home – and that our new home designs are what buyers like,” says Ian Mackenzie, Fairgrove Homes’ land and sales manager. “Our challenge now is to keep finding top locations that meet the requirements of our growing customer base. There are some great spots available throughout the region, but land owners don’t always realise the potential of the site they’re operating.”

In the past, Fairgrove has built new homes on both brown- and green-field sites – and has even built well-proportioned properties aimed at the family and professional markets on large back gardens. “What is most important to us is that the land is in a good location close to amenities and will be popular with our clients,” says Ian.

Fairgrove has found that there are many homeowners with substantial back gardens that they no longer need. “People are realising that their – often overgrown – back gardens are major assets that they are not making the most of,” explains Ian. “By selling a percentage of their garden to Fairgrove, they can still enjoy living in and owning their existing home while releasing a significant amount of equity that could be enough to pay off last year’s debts, buy a pied à terre in Italy, a yacht in Spain, a sports car for the East Midlands or help their children put a deposit on their first home.”

And it’s not only home owners who fail to understand the potential of their property. “There are some great brown-field sites out there that appear run-down and derelict, but are actually in fantastic locations,” says Ian. “Often they just need an imaginative architect and developer to realise their potential – and that’s where Fairgrove comes in.”

If anybody knows of land of 0.5 acres or more that they think may be suitable for development, Fairgrove would love to hear from them.

Selling part of a garden or property is a major decision, but Fairgrove has a policy of working with landowners to create a sympathetic development. “We are happy to provide a free valuation to landowners,” says Ian. “We have a flexible approach, and aim to incorporate as many original features as possible in the design of properties. We also ensure that fencing, boundary walls and private roads are in keeping with the original property. In addition, we can show potential vendors what we have achieved elsewhere in the region.”
