Plot2Build launched to give self-builders ‘exactly what they want’
East Midlands, [17 November 06] A new business has been established in the East Midlands to address the age-old problem of owning a home in the right location that is 100% right for the self-builder.
Headquartered in Ilkeston – but with locations throughout the East Midlands – Plot2Build specialises in supplying building plots to self-builders. It draws on the development experience and buying power of its parent company, Fairgrove Homes, and creates development sites of up to 10 plots, installs the roads, the sewers and the mains services, and makes the individual plots available to self-builders. “Most of our sites have between five and 10 plots, but we also source smaller and larger locations,” says Steve Midgley, managing director, Plot2Build.
“Plot2Build is an essential part of helping self-builders to create a home that they really want,” adds Steve. “Self-builders often tell us that individual plots are in poor locations, or simply lack that vital ‘wow’ factor. “Others say the plots available are too large for them to purchase on their own. Our service gives them access to more development land than would normally be available, because we can purchase larger sites and divide them into plots that better meet their needs. So, if self builders see a plot of land that they would like to use anywhere in the UK, but it is too big for them to contemplate on their own, they can contact us and we can look at buying the site with them.”
Plot2Build employs full-time land buyers to search out highly desirable locations, often in areas where the landowner may not have realised that planning permission could be obtained. “By constantly talking with landowners and prospective self-builders we know what’s on offer and what’s needed, so we can make unique locations available to the self-builder, giving them exactly what they want,” says Steve.
The company currently has land available in Nottinghamshire and Derbyshire. “However, we’re constantly on the look out for plots that could be used by self-builders,” says Steve. “If any readers know of any local land – such as brownfield sites – that may be suitable for self-builders, please email me at: stevemidgley@plot2build.co.uk or phone me on 0115 944 6700.”

About Plot2Build
Plot2Build is a subsidiary company of Fairgrove Homes, which specialises in building luxury properties in the East Midlands.
Plot2Build applies Fairgrove’s high standards to all groundwork. Before purchasing a piece of land, the company carries out all the necessary land surveys to ensure it is suitable for house building. The company’s solicitors carry out all legal checks to ensure there are no nasty surprises after the land has been bought.
Once the piece of land has been bought, Plot2Build carries out the necessary site works to ensure that it is ‘plot ready’. This means it:
-
Clears the site
-
Installs mains sewerage/drainage and a road up to each plot
-
Works with the water, electricity, gas and cable services to ensure easy connection when it is required
-
Establishes a relationship with the local planning authority and obtains planning permission for each plot against a standard house type.
Plot2Build sites are currently available in Nottinghamshire and Derbyshire.
