Regional growth sparks land hunt
Ilkeston, UK – [20 July 2006] With demand for homes in the East Midlands continuing to grow, property developer Fairgrove Homes is now searching for new development land in the area.
“We’ve had tremendous success with our developments throughout the region in the past couple of years and we now want to continue to meet consumer demand for interesting homes in the area,” says Ian Mackenzie, land and sales manager at Fairgrove Homes. “We are currently looking for land measuring between 0.5 acres and 2.0 acres – although larger sites will be considered.”
With a broad range of people choosing to live in the area, Fairgrove’s hunt for land is taking in locations as varied as urban, suburban and rural. “We know that everyone wants a home – not a house – so we aim to find land in a diversity of locations where our customers can really put their mark on their property. If people know of any brownfield – or greenfield – sites that they think are ripe for development, we’d be interested in hearing from them,” says Ian. “We’ve designed and built homes in 0.5 acre back gardens of large existing properties as well as in converted mills and farms, so we’re always open to suggestions about possible future locations.”
Fairgrove has found that there are many homeowners with substantial back gardens that they no longer need. “People are realising that their – often overgrown – back gardens are major assets that they are not making the most of,” says Ian. “By selling a percentage of their garden to Fairgrove, they can still enjoy living and owning their existing home while releasing a significant amount of equity that could be enough to buy a pied à terre in Italy, a yacht in Spain, a sports car for the East Midlands or cash to help their children put a deposit on their first home. You could even say it’s a little like having gold in the back garden!
If anybody knows of land of 0.5 acres or more that they think may be suitable for development, Fairgrove would love to hear from them.
Selling your garden could be a major decision, but Fairgrove has a policy of working with landowners to create a sympathetic development. “We are happy to provide a free valuation to landowners,” reports Ian. “We have a flexible approach, and aim to incorporate as many original features as possible in the design of properties. We also ensure that fencing, boundary walls and private roads are in keeping with the original property. In addition, we can show potential vendors what we have achieved elsewhere in the region.”
