Cash in the garden?

With the property market in the East Midlands showing no signs of abating, Ilkeston-based developer Fairgrove Homes is continuing its quest to find land on which to build more houses. The company is looking for land measuring between 0.5 and 2.0 acres – although larger sites will be considered.

“2004 was a very busy and successful period for us, and it looks as if 2005 will also be a year of real growth,” says Steve Midgley, Managing Director of Fairgrove Homes. “We’re on the lookout for great locations that will continue to meet consumer demand for new homes in the area.”

The East Midlands has a good percentage of properties with very large gardens, and Fairgrove has experience of turning such gardens into good-sized homes targeted at the region’s large professional market. “Many people aren’t aware that if they have land measuring 0.5 acres upwards, they have an asset which they could capitalise on,” says Steve. “Some people are talking about releasing equity in their houses to pay for second homes abroad or to purchase yachts and top-of-the range sports cars. Equity could be released via a mortgage, but it would also be possible to achieve the same results by selling part of your back garden.”

Selling part of a back garden could make sound business sense to some people in the area. “Home owners often don’t have the time or resources to devote to tending a large garden any more,” comments Steve. “People who are releasing equity to purchase cars, homes and boats in which to spend their leisure time often do not want to be tied down to the day-to-day business of garden maintenance.”

Selling your garden could be a major decision, but Fairgrove has a policy of working with landowners to create a sympathetic development. “We are happy to provide a free valuation to landowners,” reports Steve. “We have a flexible approach, and aim to incorporate as many original features as possible in the design of properties. We also ensure that fencing, boundary walls and private roads are in keeping with the original property.
